Why would I consider a roof assessment rather than just quote me the cost and get on with it? For one, if you have what appears to be water damage this will help identify the problem and determine the fix.
If you are considering a new roof you would rather know up front what to expect right? What is worse than thinking the budget you have in mind is anything less than all you need and then halfway in to the first day of work it turns out there was unforeseen damage/repairs to be done? There are plenty of contractors that operate like this. Here is how it could go:
1) You call a local vendor
2) They meet you at the home, give you some color selections, take some measurements from the ground and hand or email you a quote 1-2 days later
3) Project is agreed upon and the schedule set
4) Demo day
5) Halfway through the day one of the workers puts his leg through the rotted plywood beneath the shingles ( your contractor was counting on this)
6) They tell you several sheets are rotted and need replacing, they will cost you additional time and materials as they were not included in the pricing and they need a change order
7) They overcharge you for the unexpected damages
8)You're out several hundred if not thousands of dollars you did not expect to spend.
The goal of the assessment is to minimize these surprises and let you know what lay ahead upfront. This will help us minimize costs because we can order expected materials saving labor, delivery and other associated costs and pass them on to you.
Types of Roofs We Install , Service and Repair
Typically, there is a visual inspection on the exterior of the property along with some measurements. Generally, a seasoned contractor can estimate the size of the roof without having to climb up and take measurements. This is a fast, efficient way to give pricing based on the square footage, materials needing disposal and replacement. What it does not tell you is what is lying just beneath the shingle layer. Over the life of a home/roof there can be a myriad of different circumstances that can cause damage, leak water, let animals in or rot to form. In our years of experience it has taught us that VERY FEW JOBS GO AS PLANNED( Just ask anyone who's been through one or watched a remodel on HGTV). One of the key services that we offer is the deep-dive assessment. During this assessment will ask for access to the attic space(s), interior of the home and put a ladder up and inspect the integrity of the existing shingles. We do this to identify past or existing damage, rot, careless repairs, animal damage etc. This provides us with a sort of a history of the roof and what might be lying in wait for us once we get underway with the work. This service puts us in position to give you the most comprehensive quote specific to your home or business so that you can make as well-informed decision as possible and minimize costly surprises, we want you to know up front. It is important to note that we do not have x-ray vision and will only have a clear picture of the current status of the roof once we begin the work of removing what is there and uncovering what is below. Depending on the size of the home it can cost between $150-$300 with 50% of that refunded at the completion of the roofing project.
