Deep-Dive assessment Typically, there is a visual inspection on the exterior of the property along with some measurements. Generally, a seasoned contractor can estimate the size of the roof without having to climb up and take measurements. This is a fast, efficient way to give pricing based on the square footage, materials needing disposal and replacement. What it does not tell you is what is lying just beneath the shingle layer. Over the life of a home/roof there can be a myriad of different circumstances that can cause damage, leak water, let animals in or rot to form. In our years of experience it has taught us that VERY FEW JOBS GO AS PLANNED (Just ask anyone who's been through one or watched a remodel on HGTV). One of the key services that we offer is the deep-dive assessment. During this assessment will ask for access to the attic space(s), interior of the home and put a ladder up and inspect the integrity of the existing shingles. We do this to identify past or existing damage, rot, careless repairs, animal damage etc. This provides us with a sort of a history of the roof and what might be lying in wait for us once we get underway with the work. This service puts us in position to give you the most comprehensive quote specific to your home or business so that you can make as well-informed decision as possible and minimize costly surprises, we want you to know up front. It is important to note that we do not have x-ray vision and will only have a clear picture of the current status of the roof once we begin the work of removing what is there and uncovering what is below. Depending on the size of the home it can cost between $150-$300 with 50% of that refunded at the completion of the roofing project. The Roof Generally speaking, all residential roofs are the same. Extensive water damage During you deep dive roof inspection we go into the attic and look specifically to see if you have rafter damage- these repairs are particularly costly, and usually very urgent as they support the entire roof. Better to know what to expect before the project begins and the budget is set 2. The Sub-roof is generally a ¾-1” plywood material. The plywood is the flat, sturdy layer that gets nailed to the rafters and which all roofing material is then attached to. Sub roof issues are not always straight forward to diagnose because this part of the roof is generally only visible from one side, the inside of the attic. On the exterior it is covered by rubber or shingles. Sometimes, shingles are so worn out that water begins to seep in to and rot out the plywood from the top, this may not be visible even during an inspection until we remove the to layers because the water may not have yet penetrated below the surface of the sub roof. 3. Moisture barrier- this is where a lot of contractors skimp out. Because roof repairs and replacements (as long as the rafters and sub roof are not damaged) will not require a permit in the state of Massachusetts, some low cost vendors will skip this step all together to save on labor and materials to make their pricing more competitive, or to salvage lost profit due to a bad estimate. This layer is put on top of the plywood so that in the event of a shingle failure, extreme conditions such as violent winds or ice dams, you have another layer of protection between your home and the elements. 4. Roofing material- Cedar shingles, asphalt, rubber, metal. This is what everyone sees and it can make or break the aesthetics of the home if not carefully and skillfully installed.
